Definition
On February 13th, 2024, the City of Bartlett annexed approximately 350 acres with the consent of the property owner. The site is adjacent to the recently widened U.S. Highway 14 and includes over 200 acres of buildable "green" field property. This property presents an opportunity for the City to replicate the success it has experienced with the current Industrial Park, which generates a Gross Regional Product (GRP) of roughly $8.3 billion.
However, this green field space will need all necessary infrastructure to be developed and will require several environmental studies. Therefore, the City will work to secure grant funding, primarily through the Tennessee Department of Economic and Community Development and TVA Invest Prep, to begin laying the foundation for our future.
In the interim, the City of Bartlett will actively market the property with the assistance of the Bartlett Area Chamber of Commerce, the Memphis Area Chamber of Commerce, Jones Aur Realty, and Cushman & Wakefield, which currently represents one of the property owners.
Analysis
The City of Bartlett is preparing for growth through strategic site investments. In September 2025, the City was awarded both a TVA InvestPrep Grant and a Tennessee Site Development Grant, providing critical funding to support due diligence and site readiness.
To manage these grant funds, the City entered into an agreement with the MidSouth Development District (MDD). Following a competitive bid process, the Board of Mayor and Aldermen awarded the due diligence contract to A2H, an engineering and planning firm.
A2H is now completing all required environmental studies and related due diligence activities. These efforts ensure the site is fully prepared for future development opportunities. Project completion is expected in January 2026.
